Sizing a boiler for a King County home is not a task a contractor can do from a catalog spec sheet alone. Homes in King County, WA run heat about ten months a year, from September through June. A burner and heat exchanger that cycle through that kind of heating load build wear on ignition components, seals, and expansion joints steadily across each season. A system that was sized too small runs longer cycles to keep up, and the parts that take the strain show it earlier than they would in a shorter season. Contractors quoting a replacement here factor that accumulated wear into what they recommend for flue sizing and system capacity, because an install that fits the actual load protects the equipment from the start.

Existing ductwork shapes a boiler installation here more than the unit itself does. Half the homes in King County, Washington were built in 1983 or earlier (2020-2024 ACS 5-year). A contractor quoting that work has to open the distribution system and check what it was originally built around, because ducting laid in for an earlier generation of equipment often runs at dimensions and configurations that a modern boiler's output will stress or simply not move through efficiently. The electrical service gets the same look, since the draw a new unit requires may land outside what the panel was originally rated to handle. The box gets priced after those two questions are answered.

What Gets Installed With a New Boiler

Isometric cutaway illustration of a single-storey house with a dark shingled roof, showing a boiler with a flue pipe and orange pipework running to radiators in furnished rooms.

The boiler itself sits in a mechanical room, basement, or utility closet and is the system's heat source. A contractor mounts the unit to the floor or wall, then connects it to a gas or oil supply line and to the home's plumbing. The flue pipe runs from the unit to an exterior vent, carrying combustion gases out of the house.

From the boiler, supply pipes run to radiators, baseboard units, or in-floor tubing placed throughout the living spaces. A circulator pump, mounted directly on the boiler or on the supply line near it, pushes heated water through that loop. An expansion tank, typically hung close to the boiler, absorbs pressure changes as the water heats and cools.

The drawing shows a general layout of these components, and a licensed contractor determines what applies to the specific configuration of your home.

What King County and Washington Require for HVAC Installation

Washington requires contractor registration rather than an HVAC licence: every contractor must register with the Department of Labor and Industries, and advertising, bidding or working as a contractor without that registration is a gross misdemeanour.
