Sizing a boiler correctly for a Clark County home is not a generic calculation that travels from one job to the next. The load here is specific, and a contractor has to run it before quoting a unit. Homes in Clark County, WA run heat about nine months a year, from October through June. A burner that cycles through a heating season that long accumulates wear on the heat exchanger and ignition system at a rate that a loose or conservative install cannot absorb. A boiler that was undersized on day one will show cracked refractory, ignition misfires, and stress on the expansion tank well before a correctly sized unit would. The install quality sets the floor for everything that follows.

Ductwork already in the house shapes what a boiler installation actually costs, because a system sized and routed for earlier equipment does not automatically suit what a contractor is putting in. Half the homes in Clark County, Washington were built in 1993 or earlier (2020-2024 ACS 5-year). That spread matters when a contractor is pricing the job, because a house built in that era was ducted around the equipment available then, and the layout and trunk sizing reflect those choices. What a contractor finds when they open the runs determines whether the existing ductwork carries the new system or whether portions of it have to be reworked before the boiler commission.

What a Boiler Installation Puts in Your Home

Isometric cutaway illustration of a single-story house with a dark shingled roof and flue pipe, showing a gray boiler connected by orange pipes to radiators in several rooms with simple furniture.

The boiler itself sits in a mechanical room, basement, or utility closet and is the heart of the system. It heats water that travels out to the rest of the house. Alongside it, the expansion tank and pressure relief valve are mounted close by, managing pressure as the water heats and cools.

From the boiler, supply and return pipes run through the house to the heat emitters, which are either radiators standing against walls or radiant tubing laid beneath floors. A circulator pump, mounted on the piping near the boiler, moves the heated water through that loop and back again.

The drawing shows a typical layout, and a licensed contractor will determine exactly what applies to your home.

What Clark County, Washington Requires for HVAC Installation

Washington requires contractor registration rather than an HVAC licence: every contractor must register with the Department of Labor and Industries, and advertising, bidding or working as a contractor without that registration is a gross misdemeanour.
